There are quite a few things that influence the rebuild cost, so let’s dive in.

Construction costs can vary significantly across the UK depending on where you are.

Areas like Central London tend to be more expensive due to higher labour and material costs, while rural areas may be cheaper. That’s why we use the BCIS Location Index to adjust rebuild costs regionally.


Next: the size and type of your property.

Larger properties naturally cost more to rebuild. But the construction type matters too.

If it's a standard brick and mortar house, or a commercial, like an industrial unit.

Specialist materials and techniques will impact the price, additionally, other permanent structures, just like car parks, walls, and gates, may be included in the rebuild cost. Building methods will push the cost higher. Things like storage sheds and similar features also affect the allowance.


Another key factor is professional and demolition fees.

A rebuild isn’t just about materials and labour.

You’ll also need experts like architects, surveyors, and engineers to oversee the project. Whilst demolition costs cover the clearing of the site before the rebuild can even begin.


Lastly, materials and finishes.

Using premium materials like marble flooring or bespoke fixtures will significantly increase the rebuild cost

compared to more standard options.
