How accurate is a desktop valuation when compared with a valuation following a site survey?

There is a 5% accuracy rate, however this can depend on the information provided at Desktop level


To your knowledge, do Insurer's also have access to desktop RCA's in the event of a claim or are they requesting a desktop RCA where they have concerns of under-insurance?

No, an RCA cannot be used in the event of a claim, it is for setting a Sums Insured only


What essential info do you need for a desktop assessment, to ensure the most accurate figure? Liability for getting an assessment correct is down to the requestor of the report. Things like imagery, location of outbuildings, building usages, floor levels. Basically, anything that cannot be ascertained remotely.


What provisions do RCA use for calculating rebuild costs in the Channel Islands?

We use several sources, including (Building Construction Industry service) BCIS and local industry data.


Would a desktop survey take into account/include boundary walls?

For garden boundary walling, we will include this in our desktop assessments if it is requested and we are supplied with the linear meterage and exact boundary.


What do you recommend when the client disagrees with a survey so has their own carried out, which comes back wildly different?

It would be advisable to check each basis of assessment and the Terms and Conditions for each company as these can have huge differences. For instance, some Surveyors will use differing measurements, others will have different fees, some will exclude/include VAT.
